Make the property safe and prevent further damage where you can, then take photos and note the date the unit became unusable for your rent calculation. Tell your tenant and keep records of any rent affected. Do not agree figures or scope with the insurer before the loss is fully assessed, and call us early so the claim is documented correctly from the start.

In most cases yes, where your policy includes loss of rent cover. We calculate the rent over the policy’s indemnity period, allow for any rent suspension clause in the lease, and present it alongside the buildings claim so the income loss is properly evidenced rather than overlooked.

It depends on the cause of loss and the terms of your lease and policy. We help establish what falls to the landlord’s policy, what may fall to the tenant, and what may be recoverable from a third party who caused the damage, so the right route is pursued. This is claim handling, not legal advice, and we will flag where you should take your own legal advice.

Yes. We manage the claim end to end, from the first site visit and policy and lease review through to lodging the claim, documenting it, and negotiating directly with the insurer’s loss adjuster. On a multi-unit or block claim we act as the single point of contact, so you are not coordinating it yourself.
